We stayed here mid October, 2026. We booked this hotel based on other reviews. It was extremely disappointing. Not disclosed was the rooftop area closes for the season on October 1 until May. That was a significant reason we spent the $800 per night for that hotel. We expected to relax, have a glass of wine and have a beautiful view. The $800 a night didn’t include breakfast or coffee. The whole hotel was long in the tooth. Our room was so overly perfumed (I assume cleaning products) I requested a fan to help dissipate the smell. It gave me a headache. The lobby was ok to meet up but not anything else. The breakfast was expensive and not worth the cost. A minor pro is that our room had a small outdoor area with two chairs and small table. It had no view but we could sit outside. I found the staff ok. Our greeting staff was pleasant but the evening staff was not so much. Again, the whole place needs an update. It isn’t a 4 star hotel. I will not stay here again.

This place gets the most uncomfortable bed award! You would think at $400/night that they could at least put a mattress topper on! I barely got any sleep. I understand not updating things, but a little paint goes a long way. The elevator to get to our room still required us to take a couple stairs, yet there was a staff elevator right there! The front desk people were helpful. We left at 4:30am, so didn’t get a chance to have breakfast. Way overpriced in my opinion. Location on the canal is the only reason for a higher price, but not $400! I do not recommend this place.
Great hotel, very Venetian. Staff are very nice especially Alessio and the trainee lady. Transport links are very accessible from here. Great amenities and views nearby. The park is also nearby. It's in a slightly quieter part which is much better. The restaurant next to the hotel had some rude staff, but thats just my experience. Would definitely stay here again and would bring a pillow.
We stayed here in 2025. Our room had two single beds pushed together with a gap in between. The mattresses were very hard and we had uncomfortable sleeps with flat pillows. The external window shutters could not be opened and our room was in constant darkness, so we needed the lights on during the day. There was no kettle or coffee making facilities in the room. The shower had good hot water. We had a bathtub but unfortunately the plug wasn't big enough and the water quickly drained away. There were large stains on the ceiling and the wallpaper was peeling off. The decor is old-fashioned and worn. The noise level was unreal. We could hear outside pedestrians, hallway conversations, talking from the room beside us and feet stomping from the floor above. The water pipes made a high-pitched screeching sound when people showered. Staff were mostly unfriendly. Breakfast was okay except for the scrambled eggs which were runny and too salty. The breakfast room gets filled with people from cruises and there is not enough room for everyone. The only good thing about this hotel is its closeness to Santa Lucia train station. Venice is wonderful but we do not recommend this hotel.
The ONLY reason I’m giving this hotel 2 stars instead of 1 is the location. It’s directly across from the Venice train station, so after dragging luggage through Venice, being able to walk over the bridge and arrive within minutes was extremely convenient. They also offered luggage storage and the WiFi worked fine. That said, this hotel was incredibly disappointing for the price — we paid about $855 for 2 nights and it absolutely did not reflect that value. The AC barely worked. We arrived in the evening and immediately noticed the room felt warm. We closed the shutters and adjusted the controls, hoping it would cool down while we were out the next day. We left early the next morning and didn’t return until around 8:30 PM after walking all day through Venice. The room was STILL hot and uncomfortable. When we mentioned it to the front desk, there wasn’t even an apology — we were simply asked if we had reported it earlier. At that point we were exhausted, showered, and checking out the next morning anyway. The room itself feels less “classic Venetian charm” and more old, worn out, and overdue for renovation. The furniture was unstable and dated — the side tables literally rocked when touched, the desk and chair looked heavily worn, and the mini fridge didn’t even keep drinks cold. Water was condensing inside and puddling in the fridge. The bed was extremely hard and uncomfortable. The bathroom was tiny and poorly designed. You can’t use the sink or mirror unless the door is shut, which makes the space feel even more cramped. There was also little to no ventilation and a noticeable moldy smell. We thought it was weird that we have to turn in our room key every time we leave the hotel and retrieve it when returning (standing in line on each time). Why dont they have a copy? Super inconvenient. Overall, this hotel survives on location alone. If you’re paying budget prices, maybe it’s acceptable. But for what we paid, this stay was a huge disappointment.
