Wonderful, honest and warm place. Clean and comfortable. Lovely view- truly a quiet place to walk around and slow down. Gessica is an incredible host, she’s very kind and helpful. The kitchen is well equipped and me and my partner had a wonderful time cooking there. Highly recommend:)

Reviews
First of all, this review is not intended to be mean or dismissive. These are simply our personal observations, which are solely our own. I hope the hostess will use my feedback to improve her establishment. I stayed on August 16th with my partner and four children. The hostess was very pleasant, punctual, and helpful. She let us choose our rooms, which was very kind of her. She recommended a pizzeria, which we went to, and it was very good. As for the property itself, we had a terrible night due to the heat... the small fans were clearly useless. The apartment is on the third floor, so we understand that heat rises... but still, my children and I had a sleepless night; the house retained far too much heat (we live in the south of France, so we're used to it). Regarding cleanliness, it's generally okay, but you shouldn't be too picky. There was a moldy box of cakes in the kitchen. The bathroom needs a complete overhaul; the grout and ceiling are moldy. The shower curtain doesn't cover the toilet, and there isn't really a shower; it's just a showerhead in the middle. It's not necessarily a big deal, but it's the whole thing. The shower mat is covered in mold and should be thrown away. I don't understand why she rents to multiple people at the same time, as I don't find it practical (if there were two bathrooms and two toilets, that would be fine, but there aren't). The doors are very noisy. Perhaps she could install some small seals so that people who don't know each other don't disturb one another?
One star. (Out of mercy. Not merit.) If you want to experience a mystical experience amidst mold, dust archaeology, and post-war hygiene, welcome to this nightmare accommodation. I spent only one night here, but my soul remained trapped between the blackened grout and a dismantled fan. The smell of mold greets you warmly. It's strong, invasive, and persistent, like a relative who doesn't understand when it's time to leave. After five minutes, you wonder if the walls are smelling... or if you're slowly rotting. The dust, ladies and gentlemen, deserves a paragraph of its own. It was everywhere. On every surface. On the furniture, on the chairs, even on dignity. I've seen less dust in films set in the Sahara Desert. There was an air of neglect and, perhaps, of an undeclared armistice between Pisa and Lucca, given that the last cleaning must have coincided with a medieval siege. The bathroom is an interactive experience. No shower stall: just a jet of water in the middle of nowhere, and the floor that transforms into Lake Massaciuccoli every time you try to wash. A spa? No. A flood with a curtain. The hygiene products were… vintage. Used bottles, soaps with missing caps, half-used shampoos as if they were the leftovers of a guest with dandruff and shattered self-esteem. The refrigerator was off, but it contained an already-opened drink. The gourmet touch of decomposition. Probably left there by a guest from 2017 as a sign of passage. I closed the door with the delicacy of someone who knows there might be alien life in there. And then, the towel. Oh, the towel. White (so to speak), carefully folded, and… with unidentified past stains. Clean, yes. But marked by life. As if it had witnessed something unspeakable and just wanted to forget. I didn't use it: I left it there, reflecting on its past. Finally, the gem: the dismantled fan in the master bedroom. In pieces. Covered in two inches of dust. It looked like a post-apocalyptic sculpture. To avoid dying of the heat, I plucked up the courage, cleaned it, assembled it, and turned it on myself. At that point, I was no longer a guest: I was the official maintenance man of the property. In short? A perfect place if you're a fan of abandonment, dark humor, and spiritual challenges. If you're looking for a relaxing vacation, however, this place is your worst nightmare. The only redeeming feature? The desire to escape the next day.
This property is worth a visit not only for its location, but also for the generosity and kindness of the owner, Gessica, who didn't hesitate to help me every time I stayed. I always found everything in order: kitchen, bathroom, living room, bedrooms. It even has Wi-Fi and a stove, which many more expensive properties lack. The couple of negative reviews should show how much effort goes into it and that the mistakes aren't made by the owner, but by other guests, and from personal experience, that's the case. I would return a thousand times over; it's a perfect value.
Very nice location with very hospitable people
