The rooms are in an historical building in the center of the old town of Split. The location is excellent, surrounded by restaurants, bars and historic sites. It is only a few blocks from the city bus stop and the harbor. My room was spotlessly clean, and quite spacious with a large bed and desk. The furniture was simple and there was some wear-and-tear, but everything was clean and functional. It was a very good value for the price. I only communicated with staff via WhatsApp, but they were prompt to respond to questions and were helpful and friendly. Being an historic building, there are some factors to keep in mind - you need to walk a short distance from the nearest vehicle-accessible road to reach the building, and the building has some steep steps to climb to reach the rooms. There was also some noise from outside, and the room could be a bit cold at night (though plenty of warm bedsheets were provided.) These aren't negatives, being an historic building, but are things to be aware of, depending on how much luggage you are traveling with, and whether you have mobility limitations.

The rooms were nice and clean to start with. However, getting into the rooms was quite difficult due to a very narrow and steep staircase. Carrying heavy luggages was not easy especially with a baby in a stroller too. Also, the view from our window was not nice and sunny as the next building was just a meter away from ours. Lots of noise at night from the tourists on the street was something we had to get used to during our stay. In short, there are things that can’t be fixed easily due to the building’s location and/or construction properties which is fine. However, we enjoyed our time at Spalato Luxury Rooms, but with small hiccups when it comes to accessibility.
Perfect location but the rooms/beds are small. We had an issue with flooding in the shower, and the hot water ran out multiple times. AC in the rooms is really good. They don't allow payments by credit or debit cards so that was a major hassle.
Rooms were nice and clean but very small. Not being able to pay on a credit card was frustrating. Overall you’re paying for the location which is incredible!
I was pleasantly surprised by this hotel. It's a little hard to find, it's tucked away behind a restaurant. We ended up going in circles before someone showed us where to go. The host who showed us to our room was so unbelievably friendly, she whipped out a map and recommended restaurants and sites to visit. The room is super cute, the beds a little softer than I'd like, but my husband's trilled. The location is amazing, literally minutes walk away from anything you can think of. I didn't think they'd clean the room considering we were only staying two nights, but we came back to fresh sheets and towels. We also realised that there's Netflix on the Tele, which is awesome! My only minus point would be it's a race to see what finishes first; the hot water or your shower. But the shower itself is great. Awesome pressure, no spillage. I'd happily come here again.
