We stayed at the Waters Edge Inn in July 2026. This is a nice bead and breakfast with friendly staff. They offer a golf cart ride (staff will drive you) that will take you to the pier, the beach, and other locations in town and pick you up until about 8 pm. This was a great feature. The room was charming with high ceilings and a screened in porch. The breakfast was good, but standard. The following are things guests need to be aware of: Air conditioning in our room was not in our control/no thermostat and it was relatively hot for us to sleep. Please be sure to let the staff know to set the temperature to what you want, if that is possible. There is no elevator. The steps are steep and you need to carry your luggage up which could be difficult for some travelers. Our room was near the main breakfast area and we could hear people playing board games late at night and were loud. Quiet hours should start at 10 pm. It was not inexpensive and I had hoped the rates in-season would have been somewhat lower.

Check-in process was frustrating. Parking is limited. There was trash in my room left from a previous guest. They advertise a beach shuttle but make sure if you’re not getting picked up at a specific time that you call early, they don’t always answer the phone or check their voicemail. Then when the front desk employee finally picked up the phone, she said another couple had just called and she’d pick me up next, and while I was still talking she hung up on me so I ended up just walking back. The beach chair they gave me was dirty and the pillow had black mold growing on it. The breakfast was ok but it starts late at 0800. The room is a bit dingy and rundown, my bathroom shelf was totally falling off the wall. There’s like no counter space either. The alarm clock also just wasn’t plugged in which was weird and annoying, why even leave it there with no accessible plug? They use the super cheap, single-use motel toiletries so I’d bring your own. You can hear everything in the hallways and people just stood outside my room talking but it was quiet at night at least. I would not stay here again.
I just wanted to express my sincere appreciation for the incredible stay we had with you. From the moment we arrived, your staff went above and beyond to make us feel truly at home. The spacious rooms, complete with chairs and a table, gave us the perfect setting to enjoy nightly games of UNO together. The beds were absolute dreams, ensuring restful nights throughout our visit. Breakfast each morning was exceptional, with a wonderful variety of choices including fresh fruit that really started our days off right. Since we were in South Carolina for my foot treatments, we were grateful to be accommodated on the first level—no steps made such a difference! The peaceful atmosphere on the patio during happy hour was a lovely way to unwind. I can’t say enough about Bre—she is simply wonderful. When my husband mentioned he didn’t like oatmeal in his cookies (which are fabulous by the way), Bre surprised him on the patio with homemade chocolate chip cookies. That’s what I call outstanding service! Everyone we encountered was so kind and welcoming; it truly felt like being among family. I couldn’t have asked for a better spot and wholeheartedly recommend your place. Also, a special shoutout to the Drop-In Bar & Deli for their fabulous chicken salad sandwich—big enough to share! We also spent plenty of time enjoying ourselves at the bounty bar, where the friendly staff seemed just as wonderful as yours. Thank you again for making our stay so memorable. Warmest regards, The Wilson’s
We had a wonderful stay at Water's Edge Inn and couldn’t have asked for a better experience. The inn is incredibly quaint and charming, with a relaxing atmosphere that makes you feel right at home. It was so peaceful and quiet, which made it perfect for unwinding after a day out. We really enjoyed the breakfast each morning, along with the tea and coffee—it was such a nice touch to start the day. The location is ideal—close to everything, yet just far enough away from the crowds on Center Street to enjoy some tranquility. It was perfect for daily walks, bike rides, and runs, and just a short distance to the beautiful beach. Evenings were especially relaxing, making the whole stay feel like a true getaway. We had such a great time and would highly recommend this inn to anyone visiting the Folly Beach area!
I would give a 3.5 We stayed in the Islander Room which was fantastic. 2 out of the 3 front of the house staff members that we encountered were just going through the motions, not very engaging, it gave us the feeling that they really didn't want to be there. They weren't mean etc. just didn't give us the true B&B welcome feeling. The location is perfect. The view from the hot tub is amazing, we used it twice. Now, when we went to use it in the morning there were 2 local men drinking in the hot tub in their underwear. They got dressed & left immediately, but wasn't something we wanted to see. Some feedback/suggestion for the owner: The happy hour and breakfast food quality/selection was average at best. Depending on the time of year where the rates are much higher i would upgrade the food items. I would also keep some snacks out 24/7. Now cookies were left out but small bags of chips, nuts etc. would have been a nice touch. Especially for people that do not like sweet snacks. It was our 25 year anniversary and it was nice of them to have a bottle of champagne and some sweet treats in the room for us, that was very much appreciated.
