I stayed at the Residence San Martino and felt scammed. In addition to the €450 for a week + €12.50 tourist tax, I was charged a separate €240 for electricity. I should point out that on the two previous visits, I had paid €26 at the San Martino and €46 at the Annunziata for the same item. Only after I disputed it was the €240 reduced to €145. Other serious inconveniences: I was never served breakfast, even though it was included and provided to other guests. I also found a cockroach in the bathroom. The worst thing is the lack of transparency in managing extra payments. The final balance has to be paid directly to the receptionist. At the San Martino, a young man, I believe Filipino, was the one receiving this payment, which she directed over the phone, and he sets the amount arbitrarily. There seems to be a certain animosity toward foreign guests. The same treatment was meted out to my friends staying at the other residence they manage in the Annunziata area: breakfast promised via text but never served, and requests for electricity bills with variable and unjustified amounts. The manager should better monitor the reception staff. I will never return to this establishment. It's a terrible experience, a real inconvenience because you feel completely robbed, with the nerve to blurt out the value that goes through their heads. Of course, I asked other friends and those who have stayed before to write, but they were Italian. No one has ever paid extra for electricity. The foreign guests, however, received a message saying "separate electricity". Then, obviously, since I had never paid for separate electricity the first time, I asked more or less the amount and was told a maximum of 20 euros. Then, the receptionist also called me a liar, saying she never told me this amount. Here's my review, full of anger but also sadness for the lack of respect towards people, whether they are foreigners or not, this is Italian citizenship just for...

Good location (in central street of Messina), amazing staff, big size of room (apartment). Just need more attention of management
We have stayed in this residence last night and we didn’t manage to sleep even 1 min. The house is very very noisy, the garage keeps opening every 5 min. We contact the owner as there’s no reception at all there and he didn’t want to move us to another place. He kept lying to booking where we booked. Anyway guys don’t book if you want to not ruin your holiday like us. Reviews are fake everywhere you go now so don’t trust that
The San Martino residence is a great option for a stay in Messina. While it's not close to the beach, which can be reached by car in about 20 minutes, it offers all the amenities that come with a central location: shops, restaurants, and transportation. Parking is currently not a problem near the residence.
Great for family
