Had a bad experience with hotel but luckily that didn't ruin our Rome trip as the city has a lot to offer. Very dirty looking room. I didn't want to lay on the bed. Communication with hotel staff was virtually impossible & 1 of us actually had to change clothes in a communal hallway after having travelled to the hotel & being unable to gain entry to room. They need to improve on this if they are to succeed in the hotel industry. People do not want to have to be hanging around after travelling & especially as we were advised 3.30pm, room would be ready.. I just also read surprisingly rude remarks from hotel to paying customers which tells me they really don't know how to run a business here & I have never read such unprofessional comments to feedback..

Complete scam and unhygienic. Chewing gum on pillows. Black mold in shower. The second room was just as awful — there was no toilet paper, a section of the wall fell down, and the snacks were completely stale. Z Arch doesn’t even provide you with your own key, which meant we had to buzz and wait for ages, just to get back in. The woman we were speaking to said we are ungrateful as she let us stay in another room. Does she want a round of applause for putting us in an alternative room, due to their rubbish piping systems? Did she want us to swim in the toilet water? To make matters even more frustrating, Booking.com messaged us stating Z Arch was charging us €414 for “clogging” their toilet with toilet paper — a ridiculous and unfounded claim. We used a normal amount of toilet paper; their plumbing is faulty, and now we’re expected to pay for their own problems. Which will not be happening.
One of the worst things about Z Arch Suites is that they don’t even give you a key to get back into your own room. Every time we came back, we had to buzz multiple times and call their number, and most of the time they either ignored us or hung up. It’s frustrating and ridiculous that you’re left stranded outside, not even able to get back in. Other travelers staying in the same apartment had the same experience. I would never stay here again or recommend to anyone.
I honestly didn’t like a single thing about Z Arch Suites — this place is a complete disgrace and a scam. From the moment we arrived, we were stranded outside in 33 degree heat for nearly an hour, ringing and messaging repeatedly, with nobody letting us in or even acknowledging us. They falsely assured us we could drop our bags before 3:30pm, but that was a flat-out lie. The fridge in the first room was broken, the shower was growing mold, and we even found chewing gum stuck to our pillow — all adding to our growing disbelief at how awful this place really is. While I was getting ready for my birthday dinner, I used the toilet normally — and the entire room flooded, soaking our bags and belongings and ruining our plans. We called for help, but instead we received a woman video-calling us without offering a solution or urgency. We were forced to move ourselves to another room just to escape the mess. Some people say there’s a silver lining in every bad experience — not in this case. The second room was just as awful. There was no toilet paper provided, adding further insult to injury, and a section of the wall near the restroom fell down onto the floor — a clear hazard and a reflection of their poor maintenance. The snacks they provided were completely stale and hard — practically inedible — adding to our growing disbelief. Z Arch doesn’t even provide you with your own key, which meant we had to buzz and wait (sometimes for ages) for someone to let us in every time we came back, adding additional stress to a trip already filled with disappointments. To make matters even more frustrating, while we were trying to celebrate and put this awful experience behind us, we received a message from Booking.com stating we hadn’t kept their policy and Z Arch was charging us €414 for “clogging” their toilet with toilet paper — a ridiculous and unfounded claim. We used the toilet normally; their plumbing is faulty, and now we’re expected to pay for their own problems. This is the worst hotel experience I’ve ever had — a complete rip-off and a disgrace. Z Arch Suites care only about taking your money and disregarding their guests’ happiness and dignity. Do yourself a huge favor and STAY AWAY.
Room was smaller than expected. Stains on the sofa chair. Service was non existent other than 2 sweets on the coffee table, a bottle opener with a note saying "enjoy" but no bottle of wine to open (why bother with the note and opener?) and some threats about fines to pay if you leave the place untidy or washing up to be done. Room and bathroom had basic necessities but needs refurbishment. Located in a working class suburb of Rome so not for the classic tourist experience and you need to walk 10 minutes to ride the busy metro 5 to 6 stops to get to the central tourist district. Need to be relatively fit and u phased to stay her but otherwise fair value for money.
