Piazzetta Margutta - My Extra Home

Stayed here in September 2025 for 1 week. Had an absolutely fantastic stay at Piazzetta Margutta (T2). Names are a bit misleading as this apartment is listed as A1/1 once inside the property, but nonetheless, was a perfect stay and matched the photos. A pleasant surprise was that they have a staffed office on site, making it easy for questions and services needed, as well as easy checkin. Location is also fantastic, close to all the shopping you’ll ever need, as well as restaurants and grocery stores (Carrefour). We especially enjoyed dinner at Brillo, just a minute away. Easy walking distance to Spanish Steps, Trevi and Pantheon. Amenities in the apartment were perfect, AC units were in each area (1 per bedroom, and 1 in the living room) and blew cold, while heaters were found throughout the space as well. Wifi was fast and sufficient, and there were smart TV’s in each bedroom, and living room - as well as JBL speaker in the dining area. Though we never used the washer/dryer, it was provided with plenty of detergent in unit. Beds were extremely comfortable as well, and to our delighted surprise, were Queen size; and showers were a dream; perfect rainfall shower heads. Kitchen was small, but functional and clever, with lots of cooking utensils, pans, drink ware, dining ware hidden throughout; though wished the cups were larger (espresso & cappuccino style were supplied). Plenty of dishwasher pods were provided as well. Small con: An annoyance, a previous guest had broken the freezer door so we had to super-impose a way to keep it in place to avoid freezing items in the fridge. Garbage was also tricky, as the small bins filled up quite quickly and we were told to leave bags outside our door for morning pickup, which were never picked up.. we thankfully caught the garbage pickup a few days. The biggest takeaway from this apartment was just how spacious, private and QUIET it was. Despite this apartment being next to the restaurants kitchen, and the first bedroom’s windows facing the courtyard, we barely heard any noise leak in throughout our 6 night stay. Courtyard was respectful and quiet. Any voices that trickled in were because they were next to the window, most of the time just guests of the apartment next to us leaving or returning. Security gates were a nice peace of mind as well, there was a main gate to the property that was locked during the evenings, as well as a gate to enter the wing our apartment was located in. Lastly, the transfer service. We had booked a roundtrip airport transfer service with the property through email, for 65 euros a way, paid in cash. Pickup from the airport was fantastic, a professional driver imessaged us as we landed, and was waiting for us upon baggage pickup with a really clean Mercedes Van. Departure however, was tricky and VERY frustrating though. Very disappointed, though not a fault of the establishment, its their Taxi partner. Though the property confirmed our transfer upon check-in in their systems, our transfer never showed up. Luckily there was someone working in the property’s office at the time (as its not always staffed) who contacted the transfer company as it was already 30 minutes overdue and in the end, called us a FreeNow taxi for the same price, (luckily as the property couldn’t guarantee the same price themselves).

Excellent location right in the middle of the city. Lots of restaurants and shopping nearby. It’s on a less busy street so we could walk everywhere. The apartment had an elevator, 3 bedrooms, a nice terrace and heaters for the cold winter days. The living room was very spacious and well heated. There is a washer and dryer. Wifi worked well. The only downside was the water pressure especially on the top floor was not great.

Somewhat of a Disappointment- While Rome itself is enchanting and full of countless wonders, our stay in apartment B-6 left us feeling disappointed—and, at times, physically uncomfortable. The mattress was one of the most uncomfortable either of us has ever slept on, seemingly very old with a large slope/dip in the middle, resulting in severe back pain. Thus, resulting in limited activities and the inability to complete the plans we made prior to the trip. We reported this to the office staff, and although they did replace it, the new mattress was unfortunately just as lumpy and unsupportive. During our stay, temperatures ranged from the mid-50s to the 70s, and the apartment was extremely warm. The air conditioning did not work, and we were informed that during this time of year only the heating system is available—not both heat and air. We resorted to opening the windows for relief, but the loud noise outside kept us awake all night, every night. After notifying the office that we were uncomfortably hot and losing sleep, we were provided with a fan. We were also surprised to learn that only three towels were provided for the entire week, and if we needed more, we were expected to wash them ourselves. Additionally, the kitchen had no paper products, and the bathrooms were supplied with only a minimal amount of toilet paper. Overall, while our time in Rome was wonderful, the accommodations in apartment B-6 did not meet our expectations and significantly impacted our comfort during the trip. Sadly, due to the tremendous back pain, lack of sleep and the many other inconveniences, we will not be returning to this location and personally do not recommend it.

I really enjoyed my stay here! The place is very comfortable and feels safe, which made my trip so much more relaxing. The location is perfect — everything is close by, including great restaurants, cozy cafés, and nice shopping areas. It’s super convenient and easy to get around. Definitely a great choice for anyone visiting Rome!
