Do not stay here. They do not advertise the construction that is going on next to majority of the units available via hilton. The boat houses are advertised as luxury but be warned, you may get one decorated like your aunts dated air bnb....they are not all the same. You can even see in other reviews here that guests post a large white sectional, substantial rooftop decor and overall a tastefully appointed boathouse unit...please see the images I posted of our boathouse couch that was broken and mismatched ikea furniture on the roof... Our unit was completely filthy and I could not walk around barefoot without my feet being covered in dirt. We let them know this and our unit still said completely filthy. The pool is a very sad pool in the middle of the villas. Beach is small. The first unit we were in looked like the images from their site and the hilton site. We had to move due to the construction noise- it was so loud you could hear it with all the doors closed and everything was covered in construction dust. There were construction workers overlooking the entire unit and it was not the peaceful, secluded vibe they advertised. When we moved rooms we got a broke down air bnb. The couch was broken....and the decor did not match the first unit, nor was it large enough to accommodate the 4-6 people that can stay in the villa. The roof top furniture was such bad quality it moved with the wind throughout the night and kept us awake. Lots of construction going on that IMO, is not clearly advertised on their website and is not at all listed on the hilton site. Hilton diamond benefits were not honored in our experience and hilton does not seem to care since SLH hotels are "a partnership" and not part of hilton...very frustrating when trying to rectify a situation. After a lot of back and forth we were able to come to an agreement to make up for the downfalls of our trip.... Breakfast service is slow and the resort is understaffed. The hotel personnel are friendly and do their best. I don't think I would stay here again- at least not until the extensive construction is complete. While majority of staff want to help, it seems management limits the ability to do so. I originally had another review posted that the hotel asked me to take down...however they have failed to follow-through on their end of our conversation and so I am posting a version of my original honest review. Do not stay here

We had an amazing time at Southbank. Everyone we encountered was fabulous. Customer service top notch. We thank everyone for making our stay one to remember. We hope to visit again soon! Personal thanks to Joseph who made our daily breakfast incredible-request him for sure! Also Joan and Marjorie always there to help us with a smile and a very kind hello. Supervisor Craig- so friendly both at the pool and beach gave us valuable tips about all things Turks. Tarneisha, who first greeted us and checked us in took so much time to explain and provide everything to make us comfortable during our stay. I save the best customer service experience for the end. Rachelle, the manager could have not been more accommodating. She certainly went the extra mile to provide us great comfort during our stay. We had a small hiccup during our stay, and she did not stop until it was resolved(stayed well past her time to leave for the day). South Bank is quiet and relaxing, just what you need to get away from the everyday stresses. Hugs to everyone from the Willman family.
The resort exceeded our expectations. The units are very large 3-story townhouses with 2 bedrooms, 3 baths, full-sized kitchen, and upstairs patio overlooking harbour. Pool was terrific. Food was terrific. Spa great too. There's a lagoon with beach instead of an ocean beach and it's far from any shops, so four stars for location.
I wanted to love South Bank but we just had so many small issues add up and there was so much disorganization. Rooms - 5/5, perfect villas on the beach with a pool Location - 3/5 definitely miss out on the beautiful Turks and Caicos beaches BUT it is great for young kids to have the lagoon. Service - 2/5. While our Butler Almand was great, overall it was well below what you’d expect at a luxury resort. First, I tried booking airports transfers prior to the trip. The coordinator never responded and when I followed up she said she “already sent me a confirmation” (she did not) and then surprise surprise, we arrive at the airport and we are not on the list and had to wait 40 minutes with 2 young kids for them to send a car. We also asked for a crib in our room upon arrival, it wasn’t there. I told them to update my departing flight info, they did not. Basically anything I asked for and coordinated before arriving was not done. Now onto the restaurant and bar service.. all of the waitresses seem like they despise their job and children in general. They got our order wrong twice - once I asked the waitress if she wanted to write our order down and she said no, and then got it wrong. The waitresses just didn’t want to be bothered with anyone staying there, one had attitude at my kid for touching one of the rocks on the ground. We only had 1 server that was actually a 5-star server (Joseph, so phenomenal!!) Food - 3/5 Lua was mediocre at best. The lunch menu I give a 1/5, really not the options you want on a beach vacation and there was not a single lunch dish that I tried and liked. They cut a lot of corners and cheapen their dishes - for example, a $30 octopus escargot appetizer came with 1 tiny piece of octopus and 3 pieces of escargot. The “jumbo jump crab” roll was a bunch of stringy crab doused in mayo on a stale bun, it was borderline inedible. Dinner menu is fine, good but not great. Breakfast is great though. Other: turn down service never came one night and housekeeping didn’t arrive another day and I had to request it. We made dinner reservations one night and we arrived and they didn’t have our reservation. We just could never trust that if we asked for something that it would actually be done which made for a more stressful vacation and we already had a lot on our plate traveling with 2 young kids. Anyway, I wish the service was more organized because the rooms were amazing. At the price point you expect better.
If you are looking for the next evolution of luxury in Turks and Caicos—something distinct from the crowded bustle of Grace Bay—South Bank is it. We just returned from a stay, and from the moment the wheels touched down to our final departure, the experience was nearly flawless. Pre-Arrival & Transportation The experience began long before we landed. The concierge team was incredibly proactive, reaching out in advance to arrange our itinerary. We booked our airport transfer through them, and I highly recommend doing the same. The drive to the property (about 15-20 minutes) felt like a breeze, and the driver doubled as a tour guide, pointing out local spots along the way. Arrival & The Vibe Pulling into South Bank feels like entering a private, architectural sanctuary. The check-in was seamless; no standing at a counter. We were whisked straight to our Boathouse with a welcome rum punch in hand. The aesthetic is stunning—modern, clean lines, and heavily focused on water. The property is anchored by a massive man-made swimming lagoon, which gives the resort a unique, almost Venetian-Caribbean feel. The Room (The Boathouse) We stayed in one of the Boathouses, which I cannot recommend enough. The design is spectacular—floor-to-ceiling glass, a private dock, and direct access to the water. It felt less like a hotel room and more like a high-end residential home. The kitchen was fully stocked, and the bedding was cloud-like. Dining: Lua Beach House The on-site restaurant, Lua Beach House, was the highlight of our culinary experience. We ended up eating here more than we planned simply because the setting is unbeatable. Breakfast: Sitting by the turquoise lagoon with an Americano and their plentiful breakfast was the perfect way to start the day. Dinner: The vibe transforms at night. It’s elegant but relaxed. We loved the fresh seafood and the wood-fired pizzas. The service was attentive without being overbearing, and the cocktails at the bar are dangerous (in the best way). The Lagoon & Beach This is the resort's superpower. The swimming lagoon is filled with seawater, meaning it’s perfectly clear, calm, and safe, with zero seaweed—a huge plus compared to some parts of the island. The actual oceanfront beach is also lovely and private, but we found ourselves gravitating toward the lagoon loungers for the pure tranquility. A Note on Construction (The "Late Morning" Warning) I want to be transparent for future guests: As this is a newer development, there is still some construction happening adjacent to the boat houses on the estate. If you are a late sleeper, you might find the noise slightly disturbing in the late mornings if you are hanging out inside your boathouse with the doors open. However: The resort has done an amazing job of shielding the main leisure areas. You cannot hear the construction at all from the restaurant , lagoon or the beach. Once you are out of your room and enjoying the amenities, the noise completely vanishes, and it feels like you are on a deserted island. Checkout Departure was just as smooth as arrival. The front desk handled our billing. Our Private transport picked us up from The boathouse. The Verdict South Bank is a game-changer for Turks and Caicos. It offers a level of privacy and design that is hard to find elsewhere. Despite the temporary construction nearby, the peace found on the property is unmatched. We are already planning our return.
