Issues from the time we checked in. I booked on booking.com and when I got to hotel they informed me I didn’t pay for the correct amount of people. Thankfully I had screenshot where I did which then they had to get me an updated room . Breakfast was supposed to be included for all of us but my child had to pay extra for breakfast. I left a bag of personal items at hotel pool and when I emailed and ask hotel staff to pick up they stated they found the bag and would save it then later after I arrived they emailed and said they didn’t want their staff to disturb guest at pool to retrieve it and then watched a quest take the bag for themselves. Also the big pool smelled like chlorine and stained one of my dress from the amount of chlorine that was in pool. It’s too much chlorine. The hotel rooms are outdated and there was hair all over the floor. The grounds are not kept up as much. The cleaning staff and restaurant staff is nice as well as bellman This hotel is close to a market and right across from beach and taxi in close proximity Beware of theft at this hotel

We enjoyed our stay with my family at this hotel immensely, the rooms are spacious and comfortable, the pool is quiet and big enough. The location for trips is great and the beach is just a few steps across the road. When we spent about 4 days here, I slipped on the paving stones by the pool, sprained my ankle and broke my little finger, the hotel staff immediately took an interest in what happened to me. Right after arranging with the insurance company, the hotel staff took me to the contracted hospital about 20km away. At the hospital, I was given crutches that made it difficult to move around the hotel, so the hotel staff lent me a wheelchair, which made my life much easier during my recovery. Whenever they saw me using it, they immediately helped me. They are very nice and friendly people and I would like to thank them from the bottom of my heart. I will never forget this vacation.
The Good: Great Location & RoomsThe resort boasts an excellent location within easy walking distance to Karon Beach, a 7-Eleven, pharmacies, massage parlours, food stalls, and local Thai restaurants. The rooms are spacious, and the beds are highly comfortable. The Service: Hit and MissThe reception service was acceptable. The bellboy was very helpful and kindly carried our luggage to our room since the elevator was undergoing maintenance. However, overall, the staff here are not as warm or friendly as those at other hotels and resorts we have stayed at in Phuket and across Thailand. The Issue: Unpleasant Restaurant ExperienceThe restaurant staff created an uncomfortable situation. I had booked 5 rooms for a group of 10 adults and 1 child. Upon check-in, we paid an additional 150 THB at the front desk for the extra person's breakfast. Unfortunately, due to poor internal communication or a language barrier, the restaurant hostess repeatedly questioned me about my room number. It felt as though she suspected we were trying to eat without paying.Suggestions for Management:Management needs to enhance staff hospitality training and streamline the breakfast entry process. Issuing breakfast tickets at check-in would easily prevent these awkward misunderstandings. It is a shame to see such a great location and lovely facilities let down by undertrained service.
Overal the stay was perfect with special consideration to the location which was just a road cross opposite the beach. Breakfast was delicious served at 6:30 am every day Rooms were spacious with seatout balcony. I have given one star as wasn't happy with the staff behaviour and service. At the time of checkout they blamed us of having stolen the towel so embarrassing 😡 also every morning they asked us to pay for my childs breakfast saying we haven't paid for his breakfast. One night I requested for a couple of drink glasses and they refused saying the restaurant is closed.
We enjoyed our stay at Baan Karonburi. The location is excellent, right across from the beautiful Karon Beach. The hotel has an older style but is well maintained, and the room cleaning service was consistently great—they refreshed water and coffee daily. We stayed in two pool‑access rooms, which were perfect for small kids thanks to the two quieter side pools (1.2 m deep) that weren’t crowded. Breakfast had many choices, though the quality was hit‑or‑miss, and it often got very busy around 9:30, making it hard to find a table. The pool bar was good, with fruit shakes and cocktails at reasonable prices. We didn’t try dinner, as we preferred nearby restaurants. Overall, it’s a comfortable 3‑star hotel and offers good value for money.
