Comprehensive Review: Beautiful Grounds, Small Maintenance Needs & Regional Realities⭐ We stayed here during the rainy season and overall had a mixed experience — but I want to start by saying the owners are truly wonderful people. They were extremely responsive on WhatsApp, kind, and clearly take great pride in their property. The grounds are some of the best maintained we’ve seen anywhere in Mexico: perfect tile work, no sloppy paint, beautiful landscaping, relaxing pools (including a waterfall), and thoughtful outdoor spaces. If your stay is solely in Mazunte and you dont plan to be in and out then its a great option with wonderful maintained grounds. The staff and restaurant were also very nice, and the cats on the property were friendly and never intrusive. That said, travelers should be aware of a few practical realities — some regional, some property‑specific — so they aren’t caught off guard. 🌐 Internet & Connectivity (Regional Reality + Property Issue): Mazunte and the surrounding region have no traditional internet infrastructure. Everyone relies on Starlink, and speeds vary heavily depending on trees, weather, and congestion. We brought our own Starlink Mini and still only got around 10 Mbps, which is fine for casual browsing but not enough for remote work. The hotel’s Wi‑Fi was under 1 Mbps during our stay, even though the property wasn’t full. This isn’t entirely their fault — the region is challenging — but guests should know that this is not a remote‑work‑friendly stay. The owners may want to consider a higher Starlink plan or a mesh system to improve coverage to the rooms. 💡 Lighting in the Room: The main light is a cute basket fixture, but it doesn’t illuminate the room enough to unpack, find clothes, or see belongings at night. Natural light is great during the day, but there’s no brighter option for evenings. This is a small fix that would make a big difference. 🚿 Bathroom Maintenance: A few maintenance items came up during our stay:The shower head sprayed everywhere except where needed — likely needs cleaning or replacing. The bathroom sink had a clogged P‑trap that released black buildup when it finally cleared. The owners responded quickly and fixed it, but regular cleaning would prevent this. The single bathroom outlet didn’t work. These are minor issues but worth noting. 🦟 Mosquitoes (Seasonal Reality June to August): We visited during the rainy season, and mosquitoes were intense — truly “eat you alive” level. Other hotels nearby mentioned they spray every three days to keep guests comfortable. This property may want to consider doing the same, especially since there’s standing water in the road and neighboring areas. 🚗 Road Conditions (Regional Reality): The road leading to the property is only a couple blocks from the main paved road, but during rainy season it becomes extremely difficult to navigate. There’s a large crevice in the middle, and driving it in the rain is rough. This is common in Oaxaca’s coastal towns, but this particular road is especially bad. I wouldn’t return during rainy season for this reason alone. 🅿️ Parking: The listing says free parking, but spaces are very limited. If the property were full, guests might end up parking a few blocks away. One night we returned late and had no spot; the owner helped find one, but it required a lot of shuffling cars when we were tired. 🧺 Room Storage & Practicality: There are cute hooks and décor, but limited practical space for hanging, putting into drawers or organizing belongings. 🌟 Final Thoughts: This is a beautiful, lovingly maintained property with genuinely kind owners who care deeply about their guests. It’s perfect for relaxing, enjoying the pools, and soaking in the natural beauty of Mazunte. However, travelers should be aware of the regional limitations (internet, mosquitoes, roads) and a few property‑specific issues (lighting, maintenance, parking) so they can plan accordingly — especially if visiting during rainy season or needing reliable connectivity. With a few practical upgrades, this place could be truly exceptional

Carpe Diem is a sweet boutique hotel off the beaten path; quiet and serene with a fabulous sunrise view. Just a 6 minute walk to the beach. The rooms are clean, tastefully decorated and comfortable. The outdoor dining, lounge and poolside areas are well cared for and clean. A very pleasant atmosphere to rest, read, enjoy the views. The food is superb, the staff are friendly, the hotel manager is warm and welcoming with a wealth of information about the surrounding area. My 3 week stay was the best experience. Easy access to hiking, swimming, markets, cafes, art galleries and beach walks. Highly recommended.
This was my second visit, my husband and I stayed 12 nights — and somehow it felt even more magical than the first time. This place is pure magic — stunning rooms, pools, and a view from up high that gives you the most breathtaking sunrise, it makes waking up early totally worth it. Nature is everywhere, in the most beautiful and respectful way… we even had a tree growing right in our bathroom 💚 It’s wild, vibrant, alive — with adorable cats roaming around, iguanas passing by, and lush, colourful vegetation all around. It feels like a hidden paradise that was built with nature, not on it. And the location couldn’t be more perfect — 5-minute walk to the beach and all kinds of amazing cafés & restaurants. Huge love and thanks to Lysie, Reina, and Marie for making everything feel so warm and special 💛 Can’t wait to come back
Checkin and check out was very smooth. Parking is limited, often cars block others in, so coordination with reception is needed. Villa was beautiful. Unfortunately we did not have room service for the 4 nights though. Reception very responsive whenever needing assistance.
We had a wonderful experience staying at Casitas Carpe Diem. The hotel is located a short but steep walk uphill from town/ beach and is a true haven. The rooms were beautifully decorated and comfortable. We love animals so we were very excited about all the friendly cats living at the property. Food was the best we’ve had in mazunte (and we are very critical foodies), we ate at the hotel whenever we could. Staff was wonderful and very helpful. I would have loved to stay longer and would recommend this hotel to everyone going to mazunte.
