We booked this property because the photos looked beautiful. The building itself is historic, the views are stunning, and the original design appears to have been carefully thought out. Unfortunately, the reality was very different from what was advertised, and our stay ended up being a major disappointment. The first issue was the check-in experience. Our interaction with Francesca was unpleasant from the beginning. Communication was confusing, switching between Italian and English, and at one point she raised her voice on the phone while I was simply trying to ask a couple of questions before arrival. After a long journey, this felt unnecessarily hostile and immediately created a negative impression before we had even entered the property. Once inside, it became clear that the hotel has suffered from a serious lack of maintenance over the years. While the design may once have been impressive, it now feels neglected and worn throughout. The room itself was not comfortable. A significant amount of light enters from outside and cannot be properly blocked out. The property is also much closer to a busy road than the photos suggest, resulting in constant traffic noise. Sleeping without earplugs would have been very difficult. On top of that, our room had a door connecting directly to the common area. There was a large gap underneath it, allowing light, noise and conversations from outside to enter the room. For a property positioned as a high-end accommodation, this felt like a very poor design choice and offered little privacy or comfort. Cleanliness and upkeep were the biggest disappointments. The common areas were untidy and appeared neglected. During our stay there were bags, shoes, sunglasses, blankets and used cups left around for extended periods of time. The floor was visibly dirty in places, with debris and sticky residue, and many surfaces showed clear signs of wear. The bathroom was also disappointing. We found hair in the shower area, the shower head was heavily covered in limescale, the shower tray was not properly cleaned, and the walls and fixtures were visibly worn and damaged. The overall impression was that regular maintenance and deep cleaning are not being carried out. The bedroom itself felt cold and unwelcoming. The floor was badly damaged and deteriorated to the point where walking barefoot was unpleasant. Dust and debris accumulated in the damaged areas. There was no bedside lamp, making it impossible to read comfortably at night, and small details such as hangers hanging from a light fixture reinforced the feeling of disorganization. What makes this especially frustrating is that the property has enormous potential. The architecture, location and original concept are genuinely attractive. However, without proper maintenance, cleanliness and more professional guest service, the experience falls far short of the expectations created by the photos and the price charged. Unfortunately, we left feeling that this property is living on the reputation of what it once was, rather than on the quality of the experience it currently provides.

Staying at PrimoPianoPosillipo was truly unforgettable. We absolutely loved the view. Waking up to the entire city of Napoli and Vesuvio right outside the window felt magical. The building itself is beautiful with its marvelous floors and elegant details and it made the whole experience feel extra special. The area around the apartment is stunning with calm streets, incredible scenery, and a sense of being a little above the city while still feeling connected to everything. The breakfast is a collaboration with a restaurant just a little walk away. Enjoy the views and houses on your walk and then your breakfast! Several choices and nice staff. Francesca, our host, was wonderful. She was kind, welcoming, and incredibly quick to reply. The rooms are, as mentioned by others, not very discrete sound wise but it wasn’t a problem at all for us.
Dishonest owner, overrated and overpriced. It ruined our trip. Avoid at all costs. The owner of this property is disingenuous and completely ruined our stay in Naples. He cancelled our booking for our last night at very short notice, late at night on our penultimate night and whilst alternative accommodation was offered it was not a suitable alternative in any way. He very much made us feel like this was our problem and not his. The property is also very over rated and tired. Breakfast is not provided it is at a bar 10 minutes walk away. Do not stay here.
We had such a nice stay at the B&B! The room was big and the style of the whole building was so lovely. We stayed at the see-view room, which was enchantingly every morning and by night. The beach was 10 minutes by feet. Luigi was the nicest and politest host, every morning he took care of the breakfast and asked us how we were doing. We were even allowed to stay after the checkout, so we could wait for our airport transfer. The contact with Francesca went smoothly and she was really interested. We will definitely come back once!
A beautiful room with an amazing view across the Bay of Naples to Vesuvius. Spectacular!! Unfortunately that is where it ends. Neither 3G or 4G works in the room, which leaves the B&B WiFi as the only option. It also does not work, as other reviewers have noted. Francesca claimed a technician came the day after reporting the problem. Although my Iphone's WiFi signal strength showed 3 bars, neither Google, WhatsApp or Gmail could be accessed. Forget booking a restaurant, or anything else, unless you go downstairs and stand in the street. About time this B&B installed a 3G/4G booster, and dumped Fast Web as their internet supplier. The room, as the name implies, is on the first floor facing Via Posillipo. During the day this is an extremely busy, polluted, and noisy street. Quieter at night. If you plan to be in the room during the day, the window must be closed, which spoils the experience of using the balcony and its amazing view. There is another room to the rear of the building which is charming and quiet. Neither Francesca or Allesandro, the owners, greeted me at checkin or checkout. Instead I was met by Luigi, a sympathetic young man, with a fear of Covid. I am elderly, but there was no offer of assistance with my luggage. The shower drain was filthy and full of hair. This was reported to Luigi who did nothing about it. Both times, Luigi's lack of action or assistance, was Covid related. All lodgings in Italy are mandated by law to have enhanced cleaning. Primo Piano are in breach of these regulations in this instance. It is a shame this beautiful space has been compromised by lack of service, or attention to its customers needs. If these faults were resolved I would have no hesitation in giving Primo Piano Posillipo 5 stars.
