Hotel Rua Frati 48 In San Francesco

Definitely disappointed. To list some positives: the hotel has indeed an ideal location, in an historical building etc. Parking across the street. The rooms are very large, clean and everything. So there is an undeniable potential to truly make it the 5* it claims to be, and the 500€/room it charges (excl breakfast). - We felt the service was at the bare minimum level (no help with the luggage although we arrived with 2 kids and a baby). - Although the rooms are large and clean, they are terribly sad and empty! No painting, drawings or anything that tells about the building we are in. Just plain whit walls. - no water boiler or coffee machine, which again, is a minimum in way lower class hotels. The TV is tiny for the size of the room, placed on a small desk, and looks like a 15yo « flat » screen thing We can’t say our stay was bad, we did not have strong inconvenience line some other comments mentioned, but this hotel is definitely overrated! Which is frustrating given how little effort it would take to make it a truly ´high standards’ (and 500€/night!…) location. So we left frustrated and disappointed ☹️ Luxurious hotels are not our daily bread but we have visited enough truly luxurious places around the world to know this is absolutely overrated, living on its location only, but with very poor services.

The worst hotel I have ever stayed in The whole hotel stinks of drains. The receptionist said the hotel stinks all winter and some of the spring. It was so disgusting I was awake from 4am and felt like vomiting. To serve food in such an atmosphere must surely be illegal. Management could not have cared less. They should have warned us. Ruined my getaway. Completely. Update - to their credit, they waived the bill.

We had an amazing experience at Hotel Rua Frati 48! We had the pleasure of staying in Modena this past June (it's been on my to-do list to finish - they deserve it!) The hotel is centrally located and the rooms are spacious and comfortable, the best we stayed in during our Italy trip. What truly made our short stay so memorable was the competence, graciousness, and hospitality of the **entire** staff. A huge shout out to the front desk (Eldrina, I hope I have your name somewhat correct?) and a very special shout out to Andrea for going above and beyond. His extraordinary level of service and hospitality is truly unmatched. Thank you all! They alone earned this review!

I had a very pleasant and comfortable stay. The hotel is well-maintained, and the atmosphere is calm and welcoming. I especially want to highlight the professionalism and competence of the manager Andrea Cozza, who handled everything with exceptional care. Their attention to detail, efficiency, and warm attitude made the entire experience even better. It’s rare to meet management that genuinely prioritizes guest comfort, and it truly made a difference. Andrea made all the difference 🙏 Overall, a wonderful stay — highly recommended, and I would definitely return. Thank you!
