Our room was acceptable for the price, it is a bit dated but functional. Kitchen appliances are modern and the kitchen is a good size. The lounge chairs are a bit too soft and hard to get out of, the curtains are a bit tatty and should be replaced. The bathroom is a good enough size but could do with an exhaust fan and the large mirror had age streaks but ok. I personally would have preferred a brighter light in particular for shaving. Everything was clean and no smells and for us we stayed 2 nights only here for a short time during the day so it was good value.

Apartment was dirty, with the walls, skirting and carpets needing a clean. Many items in the apparement were broken or faulty. Beds uncomfortable. Check it was easy and staff friendly at that time. Grounds are very well kept. Additional chargers were made to the inital quote without notification, and staff were unprofessional and dissapoointing in conduct when undergoing reversal of additonal charges, included using language that attacked individually rather than addressing the issues raised. Location is excellent, but not worth the hassle accompanying the poor quality of room and amenities, and unprofessional and disparaging conduct.
We stayed at the Comfort Apartments earlier in the month as we were getting married at a venue nearby. We needed a space where we could get ready, as well as having hair/makeup artists and photographers coming through. The pricing and location were fantastic, but the apartment itself was incredibly tired. On check-in, I requested 2 keys on the paperwork and we were only provided with one. When we arrived to the apartment, several tiles of the carpet were dislodged with a large dehumidifier fan on the floor (presumably to dry a leak?). We called reception and someone attended to fix this, commenting that the pre-check should have caught it. From this point, we noticed more and more of note – several of the lights flickered, the second bathroom door did not close properly, neither bathroom had a ventilation/exhaust fan (and there were some suspiciously mould-like stains on the ceiling), there were visible cracks in the walls, and most concerningly, the second bedroom had 2 cracks in the ceiling causing water to leak into the room. On our second night, we noticed the carpet in this second bedroom was soaked and musty, so we notified the reception. They told us they were aware of this issue but were waiting on the landlord (?) to action it. I am not sure how you can rent an apartment knowing there is active damage occurring. We were most concerned as we were storing my wedding dress/groom's suit in this room, and there was a very real chance of them being damaged had we not noticed the leak. We were also charged $30 a day for parking, despite the website stating parking was $20 a day. While reception were all very polite, they did not seem to action anything. Upon checkout, we were not offered any apologies for the concerns raised. This served its purpose, but we would not stay here again.
If I could give Comfort Inn Royal Gardens, Fitzroy 10 stars I would. Clean apartment with great amenities within. Washing machine and Dryer. Our apartment had 2 toilets just awesome. Staff go out of the way to make your stay enjoyable. Our place to go when in Melbourne
The location is great. Just out of the CBD and close to several different tram routes. Room 41 was ok - it probably needs a good once over clean and regrout/paint. Overall it was comfortable and had everything we needed including a laundry washer and dryer. The bedrooms are upstairs of the living area. There are two bathrooms upstairs but only the master ensuite has a toilet so people staying in the 2nd bedroom will either need to enter the master bedroom to use the toilet at night or walk downstairs, something to consider. Otherwise it’s a good option for an unfussy, easy place to stay.
