Dear Manager, I am writing again regarding my booking, as I have now been unable to obtain any response from the property despite repeatedly attempting to resolve this matter. I attended the property in person and explained my circumstances to the receptionist. I was advised that the manager was away until Monday and that nothing could be done regarding my refund until then. I have subsequently attempted to contact the property again and am now being ignored. To be absolutely clear, I am not requesting a refund simply because I have changed my mind or no longer wish to stay. I paid for accommodation in good faith using the last of my available funds. Upon attempting to check in, I was unable to do so because I could not provide the additional $200 credit-card pre-authorisation. I have no further funds available to meet this requirement. The result is that I have paid for accommodation that I have been unable to access, while the property has retained my payment and is now refusing to communicate with me about resolving the matter. I have already contacted Choice Hotels Asia-Pac, who have acknowledged the situation but advised that the property is independently operated and that the refund must be dealt with by the property. Screenshot 2026-09-05 at 4.07.39 pm.pdf I am therefore formally requesting a full refund of the amount paid. I have tried repeatedly to resolve this directly and reasonably. Unfortunately, I am now left with no option but to escalate the matter to Consumer Affairs Victoria and, if necessary, the Victorian Civil and Administrative Tribunal (VCAT). Consumer Affairs Victoria advises consumers to put complaints in writing and retain records of their attempts to resolve the matter before escalating it. VCAT’s Civil Claims process specifically provides for orders requiring a business to cancel services and provide a refund, including where there are issues concerning the supply of services or misleading representations. I would much prefer to resolve this directly with you without needing to take those steps. Please urgently confirm in writing that my booking will be cancelled and my payment fully refunded. Given my circumstances, I ask that this be treated as a matter of urgency rather than leaving me without accommodation and without access to the money I used to make this booking. I look forward to your prompt response. Toby

I was asked to do a late check in, which was fine However, I never received my deposit back despite not damaging anything in the room. I was also accused of a previous guest’s stain on the doona, and was ignored when I explained that it was like that when I checked in.
Beautiful relaxing place to stay. Stayed here 3 times and look forward to many more. Great location on Lonsdale Street next door to IGA and 5 min walk to Train station. Friendly and accommodating staff. Ive always been lucky to get the same room number 😀 Highly recommended 👌
Very bad review!!!!! I woke up on the first night with over 15 Bedbug bites all over my body. I immediately checked the bedding and found multiple LIVE bedbugs in my bed. I expected my room to be clean and comfortable but it was Nether. Sheets are dirty, multiple appliances don’t work. Wil definitely not be coming back.
Unfortunately, our stay was disappointing. There is no on-site parking, and you have to pay extra for parking nearby, which was inconvenient. The room was not properly cleaned. The water pressure in the shower was very weak — I couldn’t even wash my hair properly. The half flush button on the toilet didn’t work. The air conditioning unit was extremely noisy, making it hard to sleep. Even the bed sheets were squeaky and uncomfortable. Overall, the experience did not meet expectations of 4-stars hotel.
