Fantastic location and the street side and lobby of this place looks very nice. Our room on the 2nd floor only had stair access. It smelled terribly of mildew and recent excess caulking in the bathroom and shower curtain warnings may have indicated a recent water issue. The sofa bed had at least a 3-4" dip in it and was not suitable to sleep on. The bedroom beds were extremely firm which isn't a big problem for me but more a warning for others. The carpet seemed damp and unclean. The transition strip between the carpet and kitchen floor was excessively tall and hurt the feet when walking over. Air conditioner was making very strange noises but at least was blowing cold air. Bathroom outlet didn't work ever and the hair dryer quit working after about 10 seconds. For the money, I'd hope there is something better than this place. Good wifi.

The only positive aspect of this property is its location, which is unbeatable. Unfortunately, that's where the positives end. The rooms are either located in the basement with a musty, sewer-like smell, or you have to navigate through a maze of hallways to reach small, outdated rooms. The room we received did not have air conditioning. When we asked about it, the front desk informed us that A/C rooms must be selected at the time of booking and require an additional charge. However, this was never presented as an option when we made our reservation, so it came as a complete surprise. Even after offering to pay the extra fee, we were told there were no A/C rooms available. Without going into a detailed description of our ordeal with our room & the staff, I can only say that just one or two staff members were pleasant, most seemed unhappy and were often dismissive, speaking over us instead of taking a moment to listen to our concerns. I also paid extra for a quadruple room, but the space we received was definitely not what they advertised. Overall, this was not a good experience. The location is excellent, but the accommodations and service were far from a 4-star property. There are plenty of other small hotels and serviced apartments in the area. I would recommend looking elsewhere.
Great location, very close to Queensway, a street filled with grocerie stores (M&S, Tesco express and more) and take out, which was very convenient. Very close to two subway stations with Central, Circle and District lines. The hotel itself is a little dated, but it was very nice to have a small kitchen in the room and a small table with chairs. The neighborhood was very quiet so there was not a lot of noise from outside.
Stayed 5 nights over the hottest week and as we were in lower ground floor it was cool and pleasant with the 2 powerful fans they provided. Requested for twin beds and a double for the family and received exactly that. Internet was poor which was very frustrating. Location is excellent a short walk to Bayswater and Queensway station. So many restaurants close by. Super option for a family if you book the studios which are 2 bedrooms. Reasonable value at 200 pounds a night for 2 adults and 2 kids as beds were super comfy and you get a kitchenette and fridge too. There was no hot water one morning which was very upsetting as we had an excursion booked, this affected the whole floor apparently!
I really enjoyed my stay here. The room was actually a 2-room apartment, very spacious, well equipped and clean. The staff was very attentive and quick to solve any problem. We also used the launderette service which was at a very reasonable price. Great location as well, near shops, restaurants and two tube stations: i could walk to Marble Arch through Hyde Park or stroll to Notting Hill in less than 10 minutes. I think is great value for the money we paid. Highly recommended!!
