This hotel is beautiful: well designed, relaxing pool, amazing views. The rooms are gorgeous and mine had a nice balcony. However my stay was disrupted by the AC in my room not working on a day where Portugal was having a hear wave. The staff tried to fix it, but in vain. They said they weren't able to find me another room given full occupancy and offered a fan, which helped a bit. I would definitely make sure the AC works before you chosee to stay there. The service at the restaurant is pretty bad. Expect to wait for a while to get attention. It's clear they have to work out their operations (staff not sure which menu is available when, cappuccino served cold, eggs came out wrong, etc). Again, all minor stuff but not what your expect from a 5* hotel.

Our experience at this hotel was far below our expectations. The biggest disappointment was the attitude and service of the staff. On several occasions, communication was difficult, and we did not feel that there was much effort to help us understand or make our stay more comfortable. The pool area also left a poor impression. At first, we thought the greenish color was part of the design, but the water looked unclean and gave the impression that it was not being properly maintained. We also experienced what felt like inconsistent treatment. We noticed other guests drinking canned beer and carrying supermarket bags by the pool without any issue, yet we were approached and warned several times for having a glass of cava. This double standard felt unfair and unprofessional. The room itself was comfortable and well maintained, but there were other disappointing details. We purchased both the VIP package and the birthday package, only to discover that they included exactly the same amenities, resulting in us receiving two identical bottles. This should be explained more clearly when booking to avoid misleading expectations. It is a shame because the hotel has a great location and a lot of potential, but the inconsistent enforcement of rules, the poor service, and several aspects of the overall experience made our stay fall well below what we expected from a hotel of this category. Unfortunately, we would not return and cannot recommend it.
Stayed at Memmo Príncipe Real and overall had a peaceful, relaxing stay in one of Lisbon’s best neighbourhoods. The location in Príncipe Real is excellent — walkable, charming, and central without being chaotic. The views are genuinely among the best in Lisbon. Staff were warm and friendly throughout, breakfast included was good, and the WiFi was reliable. A few things worth knowing before you book. Being a 41-room boutique hotel, space is naturally limited — the typical rooms are on the smaller side and there’s no gym, spa, or sauna. That’s understandable given the format, but it does make the 5-star designation feel like a stretch when those amenities are largely absent. The pool is also difficult to actually use in practice. There was a slight musty odour in the room, the shower door didn’t close fully, the toilet was running throughout our stay, and the TV was unreliable. Room service is overpriced with a limited menu — not worth it. There’s also active construction directly outside right now, crane and all — not the hotel’s fault, but worth knowing. Realistically sits at 3.5 stars in terms of what’s delivered. If you’re after a peaceful boutique stay in a great neighbourhood and the views are a priority, it has real appeal. If you’re expecting full 5-star amenities and finishes, Lisbon has better options for the money. All in all, I felt that there was a disconnect between the price and the value received.
Hard to explain how beautiful this property is. Absolutely loved our stay here. The rooms were clear, elegant, and extremely nice. Bathroom was spacious, clean, modern, and just amazing. The service was next level as well. From the check in to the restaurant to the cleaning staff. Just an excellent stay and an excellent property. I would recommend it 10 times out of 10.
One of my favorite hotels in Lisbon - cool, clean design, super clean rooms and housekeeping does a great job. The entire staff is incredibly welcoming, always smiling and greeting you when you walk in - just good vibes all around. In the evening, you can enjoy a beautiful view over Lisbon from your room, with absolute silence - no pedestrians, no cars - magical. :)
