We stayed at Kin Hotel Thi Sach in District 1 for one night during our Vietnam trip. I had spent months researching where to stay in Ho Chi Minh City. Since we only needed one night, we didn’t want to spend 5-star hotel prices and wanted to keep within our overall travel budget. We paid around AUD $108 for one night, which we felt was excellent value for everything the hotel offered. I can honestly say this is one of the best 4-star hotels I’ve ever stayed in. It completely exceeded my expectations. The cleanliness was exceptional. The bathroom was absolutely spotless! you could tell immediately by the floor tiles. There wasn’t a trace of mould, streak marks, limescale, soap scum or dust anywhere. Everything looked and felt like it had been cleaned thoroughly from top to bottom. The bed was incredibly comfortable with a medium-firm feel, the pillows were generously sized, and the sheets were crisp, fresh, and luxurious. From the moment we walked through the doors, we were welcomed with warm, professional service. Every staff member we encountered was genuinely friendly, polite, and an absolute pleasure to deal with. The lobby is beautifully designed with modern, elegant furnishings that make the hotel feel far more luxurious than a typical 4-star property. The breakfast buffet was phenomenal! While it wasn’t as large as those at big resorts or 5-star hotels, the quality more than made up for it. There was an excellent selection of both Vietnamese and Western dishes, all incredibly fresh, beautifully presented, and impeccably clean. It was honestly better than many hotel breakfast buffets I’ve had in Sydney, Australia. We also arrived with a very tired and very upset 3-year-old who was screaming as we walked in (every parent’s nightmare!), yet the staff were so patient, understanding, and accommodating. They made us feel completely at ease. To make our stay even more special, the team surprised us with beautiful towel swans and a thoughtful handwritten anniversary message in our room. It was such a lovely personal touch that we truly appreciated. This was the perfect short stay, and I wouldn’t hesitate to stay here again the next time we’re in Ho Chi Minh City. Thank you to everyone at Kin Hotel Thi Sach for making our anniversary stay such a wonderful experience. Highly recommended!

We stayed here for a few days while visiting Ho Chi Minh, and we could not recommend this hotel enough! The staff were wonderful, rooms were great and clean and they had wonderful amenities. The roof top bar and pool were really cool, and breakfast was great! Really affordable and in a great, central location.
We stayed here in May for 5 nights which we booked through a deal on Luxury escapes and loved everything about it. All staff from the moment we checked in were friendly, helpful and always welcoming. They took great care of us and always greeted us with a smile. The location is walking distance to all of the major landmarks and close by to great restaurants and shops as well as some lovely day spas. I would recommend Norah Spa for massages and treatments as well as the Heart of Darkness brewery for dinner and drinks which are both a 2-3min walk away. Rooms were clean, beds were super comfy and had everything we needed. The Breakfast Buffet had an excellent variety of local and western cuisine and we made use of the rooftop bar and pool in the evenings to relax and cool off. Operationally I would like to suggest that room keys are cut to allow for the same time as the check-out. We had a 12pm check out however the keys had already stopped working by 11am (this also happened at another hotel we stayed at so procedures may need to be updated). Overall, we loved our stay, we loved the staff and would definitely stay again.
We had a very comfortable stay here for 3 nights. Service was excellent with a hassle free check in and check out experience. Beds were very comfortable and we had great sleep each night. The breakfast buffet was delicious with a good variety of Asian and Western food. The only downside was the bathtub which tends to splash water all over if you take a standing shower; the water drains towards the sink as well causing the entire toilet to be wet.
KIN Hotel Thi Sach Edition is truly a wonderful place and a real gem in the heart of District 1, Ho Chi Minh City. I travel here often and have passed by the hotel many times. It always caught my attention, but somehow I never decided to stay — something I genuinely regret now. This hotel turned out to be an exceptional choice. The property is beautifully designed and tastefully furnished, with impeccable cleanliness throughout. The staff are outstanding — warm, smiling, attentive, and always ready to assist with anything you might need, responding quickly even to the most demanding requests. The facilities are excellent: a rooftop pool and bar, a well-equipped fitness area, and a lovely breakfast offering. The lobby is cozy, modern, and very welcoming. The hotel is located on a charming small street right in the center of the city, just two minutes from the Opera House and within easy walking distance — about 10 minutes — to Vincom Center, Saigon Centre, and Notre-Dame Cathedral. The surrounding area is full of great small restaurants and cafés, adding even more charm to the experience. The rooms are spacious, bright, and thoughtfully designed, with large windows offering city views. The bed is extremely comfortable — one of those that makes you not want to get up in the morning. The bathroom is functional and well-appointed, and every detail you might need for a comfortable stay is carefully provided. The color palette and interior design reflect a distinct sense of style and refined taste — something truly special that the Vietnamese do exceptionally well, making the entire experience feel unique and memorable. What truly elevates this hotel, however, is the genuine care and dedication of the staff. Their professionalism and heartfelt service make a real difference. I’m very glad I chose to stay here this time, and I can confidently say this will be my new place whenever I return to Ho Chi Minh City.
