I rented a 4 bedroom, 4 bathroom timeshare. I used the first floor bedroom to avoid stairs. Parking was right in front of front door. Gated entry to complex and area was quiet. Pool area was awesome. Food at restaurant was good and reasonably priced.

My family and I spent just under a week in one their four-bedroom units (10 people). I'll say this: If you're looking for a place to sleep, eat, and shower while you visit parks/attractions every day...maybe. If you're looking for a resort getaway -- look elsewhere. Here's what we experienced: 1. On a positive note, the lady who checked us in was both friendly and helpful. Sadly, I didn't catch her name though. The bartender at the pool was cool too. The lazy river and water slide were fun, and the drinks/snacks at the pool were good. 2. The unit does sleep 10 -- but it seats three. We had one very old, three-cushioned couch in the common area plus a single cushioned chair. Everyone else has to sit on a wooden dining room chair. I'm not suggesting they have a massive sectional in every 10-person unit, but that tiny couch was laughable. 3. I understand the small TVs in the bedrooms, but to have a living room tv that's barely bigger than a computer monitor was disappointing. Those lucky enough to get a couch seat have to look through those who scooched their chairs up to get a better view. Also - they're older non-smart TVs with cable. If you want your streaming, you'll have to bring a roku or something. 4. Ants. Everywhere. We had them in the kitchen, all over the dining room table, on some nightstands... just everywhere. They put some bait gel in after we called, but it only helped in some places. 5. Something bites. Probably the ants. I woke up one morning with three bites on my neck and two on the side of my head. Still itchy. 6. While we're on the subject of ants --- the pool deck has a fire ant problem. 7. While we're on the subject of the pool (and amenities), they're not located where all the units are. It's a separate area as far as a half-mile (give or take) from some of the units. We had to drive there. 8. The units park three in their small driveways, so long as your tires don't touch a blade of grass or an inch of the actual street. You can pull two cars in straight then a third sideways behind them. At night, security drives around and puts large green stickers on cars that caught some grass under a tire (understandable) or had a tire even remotely touching the street on the sideways car. We got stickered three times --- I'm not exaggerating about the inch or two of tire touching the street. And their stickers leave residue on your car. 9. There's some weird mix of timeshare owners, residents, and people who just booked a unit online here. And you've got the booking agents, resort company, and HOA pointing fingers at whoever is responsible for handling whatever issue comes up. 10. You're not allowed to drop the AC below 72 degrees. If you like to go lower at night for sleeping, you risk hefty charges if it freezes up. 11. Roughly half of the games in the arcade don't work. Some of the ones that don't work are still on and will happily accept your card swipe and take your money too. 12. When you check in, you're handed a bracelet and towel card for each person in your group. Got 10 people? That's 20 bracelets and cards. If you lose one, you lose your $100 deposit. We still had fun, but of the 10+ Orlando area resorts we've stayed at, this one, unfortunately, lands on the bottom of our list.
I had an outstanding stay at the Villas at Regal Palms! We stayed in a 4-bedroom house that was exceptionally clean and well-maintained. It was a wonderful touch to find the kitchen and bathrooms already stocked with some essential supplies, which made settling in so much easier. The gated community feels very safe and secure, making it a great environment for a relaxing vacation. Some minor issues were the presence of some tiny sugar ants in the house. I reached out to the management company regarding this, but unfortunately, I never received a response. It’s worth noting that Regal Palms handles the pool amenities and check-in/out process, while the individual units are often managed by separate companies, so communication can be a bit fragmented. The other issue is that the carpet upstairs is very old and gross looking and can be updated with flooring. Despite that, we really enjoyed our time and would certainly consider staying here again.
I am beyond frustrated with the way this company handles its owners. My recent experience with their corporate office was a complete waste of time. I spoke with an agent named Ari who was entirely unhelpful and didn't even bother to ask for my contract number or any identifying information before shutting down my concerns. She claimed there are only two options to get out of a contract, both of which involve transferring ownership to a new buyer that I have to find by myself. I am an 83-year-old widow living on a fixed Social Security income. I have reached a point where I have to borrow money just to keep up with the rising maintenance fees. When I originally bought it, I was told I could sell it back to the resort if I needed to, but Ari flatly denied that they do buybacks. During my time as an owner, I was constantly pressured to upgrade. Being approached by multiple people and subjected to relentless sales pitches was overwhelming and made me feel like I couldn't say no. I even had to leave the room just to escape the pressure. To make matters worse, the company completely ignored my inquiry I sent in August of last year. When I asked to speak with a supervisor during my call, I was told a manager would just “tell me the same thing”. This company clearly does not care about the financial stress they are putting on a senior citizen. Do not get involved with them if you can help it!
Do not believe all the positive reviews about this timeshare! Do not be sold a lie like us! We have been owners for over 12 years and they refused to let us end our agreement when we have been nothing but loyal to this company. We simply cannot afford the fees anymore which we explained many times in our pleas for help. We asked them if they could take the property back and they refused to acknowledge our financial concerns. We find this is disappointing when we have been owners for so long. We do not have room in our budget to pay for the fees that rise each year on a property we can’t use. Do not sign up if you ever want to get out since you’ll be stuck with it like us!
